WQB Mold Removal is a Franklin Lakes, NJ-based remediation company built around one idea: tell the customer the truth about what's in their walls, then fix it properly the first time.
Every technician we send to a Franklin Lakes property carries current IICRC-aligned training, a containment kit, and a moisture meter — not just a spray bottle and a smile.
Licensed, insured, and background-checked before they ever knock on your door, our team treats your home like it's the one they'd want worked on.
Ask any Franklin Lakes property manager who's dealt with a bad remediation job and they'll tell you the same thing: the difference isn't the chemicals, it's whether the crew actually found and fixed the moisture source instead of just spraying the visible mold and leaving.
We also work directly with a network of Franklin Lakes-area contractors when a job needs drywall replacement, plumbing repair, or roofing work after remediation is complete, so you're not left juggling three different companies.
Here's what our technicians hear most often right before a homeowner finally picks up the phone.
That earthy odor in a closet or crawl space is often the first real clue, long before anything is visible. Our technicians can often narrow down the general location just from where the odor is strongest before ever opening a wall.
Any Franklin Lakes property with a prior roof leak, burst pipe, or flooding event is at higher risk if the drying wasn't done professionally. We can check behind an old repair with a moisture meter in under an hour to put your mind at ease either way.
If symptoms clear up on vacation and come back the moment you're home in Franklin Lakes, your indoor air quality deserves a look. Air quality testing can confirm or rule out mold as the cause before you spend money chasing the wrong culprit.
Discoloration around an HVAC vent frequently means moisture is condensing inside the ductwork itself. Don't assume a small visible patch means a small problem — the portion behind the drywall is often much larger.
From a single bathroom to a flooded crawl space, our Franklin Lakes crews scale the response to match the actual problem.
Our emergency teams arrive with containment barriers and air scrubbers ready to deploy the moment they walk in. We also photograph the damage extensively on arrival, which helps considerably if you end up filing an insurance claim afterward.
Bathrooms, basements, attics, and crawl spaces each get treated with methods suited to that specific environment, not a one-size approach. We'll also flag any structural repair the job needs and put you in touch with a trusted Franklin Lakes tradesperson if it's outside our scope.
Our commercial crews coordinate with property managers on phased containment so parts of the building can stay operational during treatment. We're comfortable working evenings or weekends on commercial jobs when that's what keeps a Franklin Lakes business running without interruption.
Buying a Franklin Lakes home? A pre-purchase mold inspection can catch problems a standard home inspection misses entirely. We use an independent third-party lab for analysis, which keeps our test results objective rather than tied to whoever's selling you the remediation.
These tight spaces require specialized equipment and technicians trained to work safely in confined areas. We often find the crawl space is the real source of a musty smell upstairs, even in Franklin Lakes homes where the visible living space looks perfectly clean.
For Franklin Lakes properties with chronic humidity issues, we design a long-term moisture control plan, not just a one-time fix. A small investment in prevention is almost always cheaper than paying for the same remediation twice.
No surprises, no vague timelines — here's exactly what happens once you call +1-844-578-1604.
A quick phone conversation helps us bring the right equipment on the first visit instead of a second trip. Have a rough sense of when the problem started if you can — it helps us plan the visit.
This step tells us the true scope of contamination before we write a single number on a quote. We point out exactly what we're seeing as we go, not just at the end.
Containment barriers go up first, then affected materials are removed, treated, and HEPA-vacuumed according to industry protocol. Daily progress updates are available if you're not on-site during the work.
A final clearance test confirms spore counts are back to normal before we consider the job finished. We'll also walk the space with you so nothing gets signed off without your input.
Our estimates are itemized line by line, which means you know exactly what you're paying for and why.
Dispatch times in Franklin Lakes typically run same-day for active issues, because we staff enough local technicians to avoid the two-week backlog other companies run.
We hand you lab results and a written scope of work, giving you something concrete beyond our word.
Our promise is simple: if the treated area shows regrowth tied to our workmanship within the warranty period, we return and correct it free of charge.
We also try to be upfront about what we can't fix on day one — if a Franklin Lakes home has an underlying roof or plumbing issue causing repeat moisture intrusion, we'll say so plainly instead of quietly re-treating the same spot every year.
Local reputation matters more to a small Franklin Lakes-area crew than a national franchise ever has to worry about, and that keeps us honest about scope, pricing, and timelines.
We stand behind every remediation job with a written guarantee, not just a handshake, because your peace of mind matters as much as the finished work.

Answers to what Franklin Lakes homeowners ask us most.
Most Franklin Lakes calls get a technician on-site the same day, and active emergencies are prioritized ahead of routine inspections. Weekend and holiday calls are still answered by our on-call dispatcher rather than routed to voicemail.
We quote the full scope up front after inspection, and that number doesn't change unless the scope does. We're happy to walk through the line items with you over the phone before you commit to anything.
Our on-call crew handles active flooding, sewage backups, and sudden mold discovery around the clock, including nights and weekends. Emergency visits include temporary containment to keep the problem from spreading while the full remediation plan is put together.
Testing typically takes a few business days, and you receive a written lab report with the results. We'll walk you through what the lab report actually means in plain terms, not just hand you a page of Latin names.
Coverage depends on your policy and the cause of the moisture, so we recommend calling your insurer, and we can supply documentation to support a claim. Our detailed photo documentation and written scope of work are formatted to make the claims process as painless as possible.
A single bathroom or small closet can often be completed in a day, while larger crawl space or whole-home jobs may take three to five days. We'll give you a realistic timeline estimate after the initial inspection rather than a generic number pulled from a brochure.
Anyone with asthma or mold sensitivities may want to arrange alternate accommodations during larger jobs, and we'll advise based on scope. We'll always tell you honestly if we think you should stay elsewhere rather than downplay it to keep the job simpler on our end.
Our containment and air scrubbing protocols are designed to protect the rest of the household while work is underway. HEPA filtration during the job significantly reduces airborne spore counts outside the sealed work area.
Post-remediation testing confirms spore counts returned to normal, and our guarantee covers regrowth tied to our workmanship. If the same conditions caused a prior remediation to fail, we'll flag that risk clearly before starting the new job.
Our dispatcher can walk you through what an initial visit includes when you call to schedule. Inspection availability sometimes shifts during peak humidity months when call volume runs higher across Franklin Lakes, NJ.
Remediation focuses on removing the active colony and correcting the moisture source so the environment no longer supports abnormal growth. What actually matters is whether your indoor levels match what's normal for outdoor air in Franklin Lakes, NJ, and testing confirms that.
Surface cleaning with bleach may remove visible staining but rarely reaches spores embedded in porous materials like drywall or subfloor. Bleach also doesn't address whatever moisture condition allowed mold to grow in the first place, so the same spot often returns within weeks.
